Before you write an offer

The paperwork is half the building.

Dues, reserves, minutes, insurance, financing. We read all of it with you, in the same room, before anything gets signed.

HOA guidance

Read the HOA before you fall for the view.

A condo purchase is a purchase into a shared building. The documents tell you what that building has been spending on — and what it has been putting off.

  1. 01

    Reserve study and minutes

Ask for the current reserve study and the last few years of meeting minutes. What an association has been saving for tells you what it has been postponing.

  2. 02

    Dues and assessments

Compare the monthly dues against what they actually cover, then ask directly about any special assessment already approved or under discussion.

  3. 03

    Envelope and litigation

Roof, siding, windows, elevator, garage. If the building is mid-repair or in a dispute, that shapes both the price you should pay and the loan you can get.

First-time buyer programs

Programs change. What you qualify for shouldn’t be a mystery.

We start with the programs open to you today, then work back to the level and the exposure you actually want.

  1. 01

    Down payment assistance

First-time buyer programs move with their funding cycles. We check what is open now and what it asks of you.

  2. 02

    Pre-approval, condo-specific

A condo loan is not a house loan. Your lender has to approve the building as well as you, so we bring them the documents early.

  3. 03

    Warrantability

Owner-occupancy ratios, budget health, insurance coverage. We flag the buildings a lender will fund before you fall for one they will not.

Exposure

The same floor reads differently on every face.

North light is even all day. West is water and the last hour of sun. Every listing is tagged with its exposure, because the view is the one thing you cannot renovate.
