01 / Thermal-led inspections

Wichita, Kansas · Buyers and sellers

Cool air,
wrong place.
We’ll find it.

Infrared shows where heat is leaving a house and where water is hiding inside it. Add a thermal pass to any inspection and you get the evidence plate by plate, next to the photograph of the same spot.

02 / Services

Six services.
One visit.

Every appointment starts with a full walk of the property, inside and out. Radon testing, sewer scopes, foundation evaluations and thermal imaging can be added to the same visit, so one appointment covers the whole house.

  1. 01

    Full buyer inspections

Roof to foundation, inside and out. Every system checked against the same list on every visit, in the order that follows how the house actually works.

  2. 02

    Thermal imaging

An infrared pass through the rooms you choose, so missing insulation, air leaks and trapped moisture show up as temperature instead of guesswork.

  3. 03

    Radon testing

A monitored test through the full test window, with the result reported in the same document as everything else we found.

  4. 04

    Sewer scope

A camera run down the lateral line to the main, so you know what the pipe looks like before you own it.

  5. 05

    Foundation evaluations

Cracks, settlement and drainage read as one system rather than as a photo of a crack.

  6. 06

    Pre-listing seller inspections

Find it on your side of the table, fix it on your schedule, and list with the report already in hand.

03 / Availability

Evening windows go first.

Thermal scans read clearest when there is a real temperature difference between inside and out, so evening and early-morning windows are the ones we hold for inspections. Here is the shape of a typical week.

  • Mon Evening window Evening
  • Tue Evening window Evening
  • Thu Morning window Morning
  • Sat Morning window Morning

Exact openings change week to week and are confirmed when you book.

Reports are written numbers first, then the sentence that explains what the number means for the house.

Field note 01 · on site

Water almost never shows up where it lands. We follow the temperature until it points at the joint it came from.

05 / How it works

Five steps, and you know what happens at each one before we start.

Roof, basement, mechanicals and everything between, inside and out.

  3. 03

    The scans you added

Thermal imaging, radon testing, a sewer scope or a foundation evaluation are handled in the same visit, not spread across two appointments.

  4. 04

    The report

Photographs, thermal plates and a plain-English sentence for each finding, delivered as a PDF you can forward straight to your agent.

  5. 05

    Questions after

Ask on site, or reply to the message your report arrives with. Explaining a finding is part of the job, not an upsell.
