River Bottom & Cottonwood
Cottonwood corridors, irrigated bottoms, and the kind of shade that decides where a house wants to sit. Ground where water is already part of the conversation.

Santa Fe · New Mexico
Red Mesa Land & Ranch pairs serious buyers with the country they have been looking for — working ranch ground, recreational acreage, and the water and mineral questions that come with every fence line.
The country we work
We work the ranch and recreational ground around Santa Fe — the river bottoms, the mesas above them, and the piñon country out past the last paved road. Some of it runs cattle. Some of it is bought for quiet, for hunting, for a house that has not been built yet.
Buying land is not like buying a house. It is water rights and access roads, mineral severances and grazing leases, and a boundary line that has to hold up for the next fifty years. We put those things on the table early, while there is still room to make a good decision.

On the registry
Acreage, water rights, mineral status and asking price are shared directly with qualified buyers — the country first, the particulars close behind.

Open benches and grass above the valley, long views in every direction, and room to run cattle or leave it entirely alone. This is horizon country.

Six services, one job: getting you from the first conversation to a clean, uncomplicated closing.
01
Working ranches and grazing ground, brought to market with the water story and the paperwork already straight.
02
Acreage for hunting, riding, camping and long weekends — land bought for use rather than for yield.
03
What the ground can legally put to use, how it is documented, and what actually travels with the deed.
04
Who owns what beneath the surface, and how that gets sorted out before anything is signed.
05
For owners weighing permanence — tax questions, restrictions, and keeping a working landscape intact.
06
A buyer's agent who knows this country, walks the ground with you, and negotiates like it matters.
How it works
No pressure, and no parade of properties that were never going to fit. We start with what you want the ground to do, then work back from there.
Tell us what you are after — grazing, recreation, live water, a place to build. We answer with ground that actually fits, not a list of everything on the market.
We arrange the visit and point out what a map cannot: the boundaries, the roads in, the wells and tanks, the way the wind and the light sit on the place.
Water rights, mineral status and easement questions are coordinated through closing, so nothing important surfaces after the fact.
