Order types

Six kinds of appraisal, kept in one notebook.

Every order type is worked the same way: confirm the question, measure the property, read the local market, and write the value down. The tabs below jump to the engagements we take on.

01 — Pre-listing

Pre-listing appraisal

An independent value opinion before the property goes on the market, so the asking price starts from measurement rather than guesswork. Useful when a seller, an agent, or a family wants a number they can stand behind.

  • ScopeInterior and exterior, with photographs
  • ReportWritten value opinion with supporting reasoning
  • ReaderSellers, listing agents, attorneys

02 — Refinance

Refinance valuation

A defensible value for lenders when a loan is restructured or replaced. The property is documented as it stands today — condition, improvements, and the market it actually sits in.

  • ScopeFull interior and exterior inspection
  • Effective dateCurrent market, as inspected
  • ReaderLenders and mortgage professionals

03 — Estate

Estate & date-of-death reports

Retrospective valuations that establish value as of a specific date, for estate settlement, planning, and family decisions. The date drives the analysis, so the market is read as of that moment rather than today's.

  • ScopeRetrospective value as of a stated date
  • ReportWritten narrative with the reasoning shown
  • ReaderExecutors, attorneys, accountants

04 — FHA & VA

FHA and VA appraisals

Appraisals completed to the requirements those loan programs place on the property and on the report itself. The inspection looks at condition and safety as closely as it looks at value, and the findings are written plainly.

  • ScopeProgram-specific inspection and reporting
  • NotesCondition and repair observations documented
  • ReaderBuyers, lenders, loan servicers

05 — Rural acreage

Rural acreage valuation

Tracts, ridge land, pasture, and outbuildings valued with attention to access, topography, and how much of the acreage is actually usable. In this terrain, two parcels of the same size are rarely worth the same thing.

  • ScopeLand, improvements, and access
  • Look atSlope, drainage, tree cover, road frontage
  • ReaderOwners, buyers, lenders, land trusts

06 — Rush orders

Rush turnaround orders

When a closing or a rate lock is moving faster than the standard calendar, a rush order moves to the front of the queue.

Tell us the deadline on the intake form and we will confirm the schedule before the file is opened.

Method

Four passes over every property.

The sequence is the same whether the property is a downtown condominium or a ridge-top tract. Only the terrain changes.

  1. 01

    Scope the order

We confirm the intended use, the effective date, and the report format before anything is measured, so the finished report answers the question that was actually asked.

  2. 02

    Measure the property

Interior and exterior measurement, photographs, and written notes on condition, access, and improvements. Observations are recorded on site, not reconstructed later.

  3. 03

    Analyze the local market

Comparable sales read against Asheville's terrain — ridge, valley, downtown, and everything in between. Slope, view, and access are weighed the way local buyers weigh them.

  4. 04

    Document the value

A written report with the reasoning shown: the supporting data, the adjustments, and the value conclusion, laid out so a reader can follow the work from first page to last.

Territory

From ridge-top acreage to downtown condos.

Asheville does not offer one market. It offers a stack of them, closer together than anywhere else in the state and separated by elevation, access, and view.

A house on a steep gravel drive and a house on a flat lot two miles away may share a school district and nothing else. That is why every valuation here starts with the property itself: what it sits on, how you reach it, and what the land does around it.
