How we care for homes and owners, one property at a time.

Bluestem Property Management looks after single-family rentals across Lincoln: leasing the home, screening the tenant, coordinating the repair, collecting the rent, and putting the month’s numbers in front of the owner.

A rental home is a long relationship. It starts with a listing, runs through a lease, and keeps going through every repair, every rent payment and every quiet winter. Bluestem was built for that stretch of time — a Lincoln company looking after Lincoln homes, with the owner in the loop from the first showing to the last statement.

We manage single-family houses, not apartment towers. One home, one household, one set of keys, and a manager who knows the address without having to look it up. Owners stay informed, tenants get an answer, and the property is treated like a place people live rather than a line on a spreadsheet.

Three ways to hand over the keys.

Every home is managed under one of three agreements. All three use the same screening standard and the same vendor list; they differ in how much of the month-to-month work sits with us and how much stays with you.

Tier 01

Leasing

One placement, done thoroughly. We take the home to market, show it, screen the applicants and write the lease.

  • Listing, marketing and showings
  • Full applicant screening
  • Lease preparation and signing
  • Move-in documentation
Tier 02

Full Management

Everything in Leasing, plus the running of the home once a tenant is in place.

  • Monthly rent collection and accounting
  • Maintenance coordination, one tenant number
  • Monthly owner statements
  • Renewals and move-out documentation
Tier 03

Full Management + HOA

For homes inside a homeowners association, where correspondence has to keep moving.

  • Everything in Full Management
  • HOA correspondence handled
  • Association notices passed to the owner
  • Documents filed with the property record

Fees are quoted per property and put in writing before anything changes

How we find tenants who feel like neighbors.

Four steps from listing to keys.

  1. 01

    Application

Every adult who will live in the home applies, so the household is documented from the start.

  2. 02

    Screening

Income, rental history and references are reviewed before anything is offered.

  3. 03

    Lease

The terms are set in writing and agreed before the keys change hands.

  4. 04

    Move-in

The home is documented as it stands and the owner is told when the tenancy begins.

Rental history and references tell you how a person has treated a home before. We read the whole picture rather than the first number on an application, and we set our reasoning down for the owner before a lease is signed.

Lincoln is a city of neighborhoods, and a rental house sits inside one. The person we place behind that door will be someone’s neighbor for years, so the questions we ask are the questions a neighbor would want asked.

One number for the things that break.

Repairs are the part of owning a house that never respects a schedule. Bluestem takes the first call, arranges the vendor, and keeps the owner informed about what was done and what it took to do it.

  • A single number for tenants to call
  • Vendors scheduled and coordinated
  • Owner approval sought before larger work
  • Every repair logged and carried into the report

The call comes in once. From that point on it is our job, not the owner’s.

The month, in one page.

The statement is the point of the whole arrangement: rent collected, maintenance activity, and the numbers behind both, gathered in one place once a month. No chasing, no guessing at what happened at the house in April.

Owners see the same information we do, which is what makes the arrangement easy to keep. When something needs a decision, the report is where the decision starts — and where the paperwork that follows it lives.

The owner portal.

Owners with a home already under management sign in to see statements, documents and the maintenance history for each property — the same record we work from, available whenever it is wanted.

Not a client yet? Ask for a management proposal and we will walk the property, talk through the numbers, and put the arrangement in writing before anything changes.
